Lower building costs seal the deal as inquiries grow for land at N4 Gateway Light Industrial Park.
Superb location and exceptional features mean that ready-to-develop land at Uniqon’s N4 Gateway light industrial security park is attracting growing interest and enquiries with its increasing attraction thanks, in part, to weakening building costs.
“We’re noticing that building costs are lower than in the past as contractors vie for work and are prepared to decrease their margins,” explains Uniqon’s Theuns Botha. “For N4 Gateway, that translates into strong demand and accelerating building activity.”

Botha notes that enquiries from both investors and developers are on the rise. Most are seeking to take advantage of the park’s proximity and access to markets in Gauteng, Limpopo and Mpumalanga.
“Now is a good time to build at the best price, and the market is aware of the fact,” he adds, saying that land is selling from R600/sqm.
Location and building costs are only part of the appeal. The 46-hectare N4 Gateway Park, provides the full range of competitive services and facilities that light industrial tenants expect.
